Everyone always thinks about the tactical things you need to do like:
- knowing the laws
- knowing how to lease the property
- what the property looks like
However, what I’m going to talk about more is what you have to do mentally to become a more successful investor.
You need to be consistent with your tenants as well as the vendors that you work with. Keep your responses equal to the expectations set in contracts and lease agreements. You’re running a business and you want to make sure that they realize that it is a business and that you are respecting their rights while at the same time they respect yours.
Be professional with the tenant.
A lot of times people are not professional. You’re running a business, so you need to be professional in your business. You need to address people correctly. If you’re going to communicate in a certain way, whether it be through emails, phone calls, or text messages, be professional. Don’t use slang.
Know the tenant’s rights
If you’re getting into this industry, make sure you understand what the tenant’s rights are. Knowing the law is extremely important. If you’re not going to fix a problem with the property but legally you have to, that does not make you look good. That isn’t acting in a professional manner, and it doesn’t make you consistent in running your business.
To recap, be consistent, be professional, and know the law.
