Make clear who is responsible for repairs

Make timely emergency repairs
Don’t put off any repairs that your tenant requests or anything that leaves the house uninhabitable. Attend to the matter quickly and don’t push the envelope to try and save money if it’s an urgent repair such as an air-conditioning issue. If it’s 95 degrees outside, you need to fix the AC as fast as possible to keep that tenant comfortable.
As far as non-emergency calls, you don’t want to end up going to a house two or three times a month to change a light bulb. Make sure that the tenant understands what is their responsibility what is yours. Set up a list of charges that you could charge the tenant for for specific repairs that may not be necessary. Set up a reminder for yourself once a quarter during the year to reach out to the tenant to ask if everything is okay. Is there anything that needs to be repaired? Doing this helps the tenant stay happy because he has a fully functional house.
