I’m Margo Broughton with Empire Industries and wanted to bring you a little quick message about how we handle maintenance here at Empire.
Empire uses a system called Property Meld that allows tenants to submit a work order online. Once the work order is submitted, it goes to our maintenance team. The maintenance team evaluates the ticket to determine if this is something the tenant can fix quickly themselves or if we need to send out a vendor.
Let’s say it’s a stopped up garbage disposal. We first send the tenant a quick video showing them how to reset the garbage disposal rather than sending out a plumber. Sometimes in situations such as these, the tenant can quickly fix the issue without waiting around for a maintenance call AND our owners save money from not paying for useless maintenance trips.
We offer how-to videos or give tenants tips on what they might be able to do before we ultimately have to send out a vendor to take care of the issue. If we do send out a vendor, we assign the work order to a vendor inside the Property Meld system. Now the tenant can actually communicate directly with the vendor and coordinate a time for the maintenance visit. Tenants love having control of the schedule.
With this efficient system, our tickets are resolved faster.
If one of our vendors needs to submit a bid, he can also do that through the system. Let’s say a plumber goes out on a service call and there is something he needs to do a bid on. He uploads the bid into Property Meld, and we can easily send that straight to the owner. The owner looks over the recommended repair and bid which might include pictures of the situation and can approve it right away without having to go through our office.
Since everyone involved is able to directly communicate, maintenance situations are resolved faster and far more efficiently.
