Our Tenant Application Process
We process on a first come, first serve basis. A lot of people ask why? There are two methods to this, either first come first serve or you run all the apps and you play God and choose which one you are going to approve. So, why do we run apps one at the time?
We have a fiduciary responsibility to the owner and that’s what people who run all the apps say. My belief is that, if we get a resident that passed the qualifications, we are doing our responsibility to the owner. We create extensive qualifications. If they passed them we are doing our job with the owner, getting them the good, qualified tenant. But, what is more important is why we do not do all of the apps and then play God is because of Fair Housing. This opens us up to a liability Fair Housing claim. Fair Housing now has apps on the phone where people can fill out a Fair Housing claim against us and then we have to prove that we are innocent. We are guilty until we prove ourselves innocent. So this is why we do the first come first serve basis.
20 Point Qualification Verification System
When we get an application, we have a 20 point qualification verification system including credit score, debt income, collection, identification, eviction, work history, rental history, and much more. We do not share the credit report with our owners. Why? In a nut shell, the fair credit reporting act. What that basically means is that legally I am not allowed to share any credit report, so I am not going to do it.
We approve and deny without your input.
We are the experts in the field. We are the one that rent out and leases out between 20 and 30 homes every month. We are the one that other agents seek out to run their rental applications for their lease listing. And again, because we do not want to get in to a Fair Housing law suit.
I have owners telling me that, they want to see all these things because they don’t want African American people in their house or they don’t want Indians in their house or they don’t want people with kids in their house. These are all Fair Housing issues and we are not going to open up our company to liability.
So, if you want an expert to do it where we have a less than 1% eviction rate and you don’t want to be involved in the process and you have some trust with the expert in the industry, we’re the company for you. If you want to be involved, and you want to review everything, you want to make the foul decision, we’re not the company for you.
