Is the property rent ready?
We walk the property to determine if it’s rent ready. If the property is not rent ready, we cannot lease the property. Properties that are not rent ready will sit on the market longer, get stale, get negative feedback and you’ll lose out on potential tenants.
Take photos and video
When the property is rent ready, we take wide angled lens pictures and video. We are one of the few companies out there that take video for lease listings. With the technology today we realize that wide angled lens photos are equivalent to a professional photographer. So there’s no need to send a professional photographer out. Our goal is to get to your property in two days.
Advertising the property
We then advertise the property, we normally advertise the property on the MLS. The MLS has over 23,000 agents and over 50,000 views per day. We put a sign in the yard. We put it on our Empire website. Our Empire website is designed with a backdoor or connections to a hundred other websites including the big ones like Zillow, Trulia, and Homes.com.
We put the property on YouTube and we have an internet marketing company that does the SEO and geotagging to get your property to be able to get searched. Did you know that YouTube is the no. 2 search engine now behind Google, and did you know that YouTube is actually owned by Google? We found out that this is very important. We also use texting technology. We actually have writing on our sign that says text this number and this code for this house. We found out that there is a report out there that says 80% of people don’t want to call a number, they don’t want to be sold, they just want information about the property. So this increases our lead generation.
Because of all the advertising we do and the way we advertise, we use keywords and power phrases in all of our advertising. We have gotten over 1,000 leads per month this year. Empire now has dedicated agents that respond to every lead. We have four dedicated agents, they don’t work for the property management side, they are just 1099 real estate agents that hung their license with Empire. And we’ve developed a system where all the leads are called back within the same day, and a lot of them were called back by multiple agents.
We walk the property bi-weekly or every other week.
What we are doing here is we’re just kind a cleaning it up, any papers, we sweep any kind of dead bug, we wipe off counter tops, and we replace any burned out light bulbs. We want to make sure on this walk through that the property is looking at its best because we want this property to be rented at the highest level that we can.
We use CSS to schedule showings, the Centralized Showing System, so any agent that wants to show the property, the can schedule through CSS. And then we also send you a weekly marketing report. Every Monday you will get a report in your inbox on the number of showings.
We have an online application system that allows people to put applications in 24 hours a day 7 days a week.
So what are the costs? All of the advertising costs are included in the leasing fee. There are no cost to you. We walk the property, enter the information doing the SEO tagging to YouTube, create the market report, the centralized showing service, the online application system, and the application screening. All of that is part of the leasing fee. What are your costs though? There are still some, when you have a vacant property, you still have the lawn care, you still have the utilities turned on, and any item that we replace in the house like the light bulb or smoke detector, something like that are your costs.
