AC preventive maintenance program
We’ve partnered with some of our AC companies to do a 26-point check-up on all of your central AC units. They check things like the fan blades, the motors, fittings; they clean the coil. They have this 26-point check-up. Why is that important to you as the owner? By doing this check-up, it increases the life of the unit so an AC is supposed to last around twenty years. But most don’t last that long because they don’t get the proper maintenance that’s happening. You only call the AC guy when something is wrong with the AC.
By performing preventive maintenance, not only do you extend the lifetime of the AC to that twenty years or above, in some cases, it can be twenty-five, thirty years. But you are solving challenges when they’re a small dollar amount instead of having some large dollar amounts. By doing preventive maintenance, you actually save money by taking care of some of the small things. It’s kind of like your car. If you change the oil out then you don’t have to worry about the engine being seized. By fixing small issues, you save money before they become bigger issues.
Also, if you fix the small issues now, in the wintertime, when it’s not an emergency, it’s not over eighty degrees, you’re able to resolve challenges that occur and now they won’t be challenges during the summertime, when everybody puts their AC on. If we do know that the AC is not going to last, now we know about it, so you as the owner can start saving money so when we do need that AC unit in June or July, and it does go out, you’re not blindsided by a $5000 bill. You’ve already known about it since February. It’s not something that’s an emergency. You’re able to try and do some other things to get the AC working short-term, but mainly you are able to save some money and if the problem does come out in June or July, it’s no longer an emergency, and you have to deal with it. You already know about it, and you can solve that challenge pretty good.
Also, it’s goodwill for your resident. Your resident sees that you’re taking care of the property, and they see that you’re looking at the AC unit and they say I really want to continue renting from this landlord because they really want to maintain the property.
Overall, the preventive maintenance saves you money and it saves you stress. Because the last thing you want is no awareness, a five or six-thousand dollar quote comes in, tenant is screaming up a storm because it’s eighty, ninety degrees, and they have a newborn; and now you have to make really tough decisions, financial decisions, during a stressful time.
