Renovation Loan - This renovation to perm loan product is for the purpose of financing renovations on a property that is either a purchase or refinance transaction and then permits conversion to a permanent mortgage once renovations are completed. Renovation to perm mortgages permit owner occupied detached or second home and offer both a Fixed Rate and Adjustable Rate option. This type of mortgage provides the benefit of one loan closing and Interest Only payments during renovation.
To all of our clients. We wanted to say thank you for all of the texts, calls and emails asking not only how your homes are doing but how the Empire Team is doing. We really have some wonderful clients. Thank you for asking about our team and being patient as we sort through this mess.
The team will be walking properties, contacting owners, tenants and vendors and working through work orders.
We have had three team members be mandatory evacuated - Paula Lyons, Amanda Flynt and Kayla Ardoin. Kayla is back at her home, Amanda and Paula are still staying with friends.
Kevin and Suzette Davidson took on water and are casualties of Hurricane Harvey. Alex Johnson took on some minor flooding and had to stay at a friends house the last few days.
A few other team members have been locked at their house until Today and some will be stranded through the weekend.
The Empire team has been working diligently since Tuesday to gather information regarding your homes.
It will take us a few weeks to get back to normal.

Texas Department of Insurance Help Line - 1.800.252.3439. They are there to help people file covered claims.
There is NO sept 1 deadline to ENTER a claim. The big challenge with Sept 1 is there is a change in the law regarding suing insurance companies and the late fee penalty for insurance companies.
The new changes does not effect your ability to enter a claim. You do NOT have to enter a claim before Sept. 1.
Empire is doing everything in their power to get out to your Vacant homes to make sure they are not damaged. We also have a list of damaged homes. We will be working through the weekend and going to damaged homes to let you know the status and if you should put a claim in.
We have contacted most of our vendors. They will be ready to go THIS WEEKEND. Any homes with damage we will start getting them fixed up ASAP.
If you want to wait until we put eyes on your property to file a claim you can do that.
If you do NOT have flood insurance and the house flooded, call the insurance company and report a Storm Related claim instead of flood.
