Today we’re talking about Texas Property Code and how important it is really.
As an investor, when I first got into this business, I never even knew what Texas Property Code was. I didn’t understand it. I didn’t know it existed. I thought it was just something that was a good rule to go on. The reality is the Texas Property Code is something that’s very very important. It’s important for your business model. It’s important for your tenant’s safety, and it’s a legality issue. I can tell you right now that if you own a property, you are governed by Texas Property Code in the state of Texas, and you must comply with certain laws. A lot of these laws are there to protect the tenant, making sure that they are living in a safe house that is suitable for them, and it’s not dangerous. If you have a property, for example, there are certain locks that have to be changed when a new tenant moves in. Because if you think about it, there are keys that have been handed off and handed off and handed off, and nobody has a chain of command or chain of custody of those keys. So it’s important to make sure that when you have keys and they are being handed off, that the last person who has the set of keys, which is the new tenant, gets a new set of locks.
There’s other things with hot water heaters. There’s things with air-conditioning units. Texas Property Code has a lot of things that you want to make sure that you are paying attention to because you are being watched and you are being governed by Texas Property Code. I would suggest that if you are a self-managing landlord that you learn about that, because there are a lot of laws. There’s a lot of things that you do need to know. You don’t want to be standing in front of a judge, saying I don’t know what Texas Property Code was because I own one property. That doesn’t matter. Remember if you own one property or fifty properties, you own a business. Those businesses are governed by the IRS, Texas Property Code, Fair Housing, Discrimination. These are all things that are governing the properties that you own and the business that you’re running. So it’s a matter of knowing your business.
